5-3A Maremma - Villa a Roccamare

Castiglione della pescaia is located 22 km north of the township of grosseto on the tyrrenian coast. It can be reached by a part-turnpike, part-four lane road driving north from Fiumicino Airport in just over two hours. It is less than two hours driving time from siena or pisa. All central tuscany is within easy reach for one day trips.

The villa consists of three blocks:

The first containing a very large living room (11 meters long) glass walled, a large dining room (16 seats) a pantry a kitchen and two staff rooms with one shower. The second block containing two master bedrooms with two bathrooms (one shower), and the third block containing three guest rooms with two bathrooms.

The villa is of course rented fully furnished and supplied of linen, kitchen equipment, china and silver. It is surrounded by pine wood and has one acre of private land and garden.

It is located within a private compound with guarded entrance. only residents (including of course tenants), their guests and their cars are admitted. The compound has an independent fire fighting system.

The beach is 100 yards away from the villa. There is a changing facility and an individual thatched shed for loafing on the beach. The sandy beach is miles long. The owners of villas in the compound (and tenants of course) have the exclusive right to access from the villas and to occupy the sheds. No dogs allowed on the beach.

The compound is approximately 600 acres, all of pine wood and mediterranean undergrowth. Little black winding roads: 20mph speed limit.

The fishing village of castiglione della pescaia, with extensive shopping facilities and two supermarkets is 2 miles away.

Several simple restaurants which serve local dishes and good fish are 15-30 minutes away.
